It is my understanding that gifting a property does nothing to step up basis as the capital gains would follow the gift. 

I just want some outside eyes to help me understand if this deal is what I should expect to find as I build my portfolio.I plan to buy and hold long term.

As I understand, landlords there cannot charge application fees, security deposits and evictions are VERY challenging.Have communicated with several PMCs and investors in Ohio market and not aware of any real differences from Michigan. 

My understanding is an E2 Visa is an investor Visa (ie. you need to buy a business) OR you can piggyback off an existing E2 holder. 

That said, you could go to the mayor and police chief and ask what steps were taken with the involved officers.

Another one I wish I had taken earlier was to get involved with a boutique or specialized commercial broker. 

Since joining this club I have a new attitude at work and have received a promotion every year since I have been involved and closed some deals on the side.

It is my understanding that in Pennsylvania an escrow account is required for tenant security deposits.

And if it were set up where everything went through a title company so the buyer pays the title company, they manage the buyer's loan (from me), and the title company ensures my mortgage is paid without my direct involvement... what parts of the transaction would feel risky or not worth the headache to you?
