I know when I was in the timber business we got some HUGE deals that dwarf what your talking about.. and it was in deed Caveat Emptor was not our job to educate a timber owner about the Japanese export market that was paying 40% more than a domestic mill.

@Nick Brubaker  ONe other thought Is I know some companies that sell rentals in smaller Japanese cities that return 10% and from what I understand a Japanese tenant can be one of the best in the world.. they don't trash units like our US tenants do.
