In the past the  sophisticated investors from Hong Kong were the dominant buyers in the Japanese real estate market.

I know when I was in the timber business we got some HUGE deals that dwarf what your talking about.. and it was in deed Caveat Emptor was not our job to educate a timber owner about the Japanese export market that was paying 40% more than a domestic mill.

There are people looking for a fast sale that are not in one of the disaster groups or are but don't like being associated with the others and they can put themselves in the want a fast sale group.Glenn reminded us of something very important, when to hand the card out, build a little rapport first.I remember one time when a group of Japanese investors invited several brokers to their hotel to meet.

A house down the street from me sold for 450K to a Japanese hedge fund only to be rented out for 2K.

By not using English, it gave me a profound appreciation for the English Language and the year after I started reading every book I could get my hands on.My wife taught Japanese immersion and I saw a similar miraculous transformation for kids from the inner city.

The Japanese are awesome at creating a lean mean machine for every type of company out there. 

@Nick Brubaker  ONe other thought Is I know some companies that sell rentals in smaller Japanese cities that return 10% and from what I understand a Japanese tenant can be one of the best in the world.. they don't trash units like our US tenants do.
