Given that info, I would think it makes most sense to quickly do a delayed financing to recoup most of the initial investment, or if I am wanting to get back some of the renovations and such, I should wait the 6 months and do a DSCR cashout.

Just for an extreme scenario if the property/properties bring in 0 rent, but have no other expenses ( know this is impossible considering taxes etc, but it's just a hypothetical thought experiment of sorts) that's fine as my salary will cover the initial 200k loan repayments.

This is assuming that you're not even talking to the listing agent initially (skipping them) and going directly to the owner as the buyer.Thoughts?
