@James Landsford That punch list is a lot of work that won't necessarily help with you increasing rents over time.

I am also putting together my own syndications to help other investors increase returns but even more importantly give them the time to live the life they want.

You could restructure the contract to increase your protection, but the seller won't like that.

This equity capture can increase your net worth big time.

My easiest, no hassle, lowest expense rentals are the ones where the tenants stay 5 + years, do minor maintenance themselves, call me immediately with any issues so I can fix them before they become much more costly, and agree to annual market adjusted rent rate increases.  

Now with higher interest rates, and slower sales, the profits are being squeezed, thus an increase in risk for the potential flippers. 

I do not understand your remark as related to the DSCR loan.  2 ADUs are not allowed by f/f conventional financing but is not always enforced.Fortunately if you stay with the current tenant without a refi, by the time you pay principle it is likely the rent will have increased enough to absorb the increase mortgage payment.
