The title is….

Had someone in mind who I thought would be great but he wants to add fees that I feel are unfair including $200 admin fee (on top of credit report fees) and mandatory 41.45 monthly for enrollment in their program which includes rental insurance and hvac filters, identity ins, and a few other little things.I've managed to keep costs pretty low for my tenants but realize I've been cheating myself. one is buying. 

A couple of years ago we had a property that we had sold on a wrap and the new buyer went to get it refinanced through a title company. 

Then I need to go back and explain the escrow process and how they should never send that money to a seller and it should only go to a title company etc etc....So you take a cat like Marco who's been around every day for a long long time, it's not surprising people would blindly buy whatever he was selling.

My plan is to contact some local Real Estate Attorneys, and Title Companies, to give me hopefully some more knowledge.

We currently have a contract assignment with the title company, and it's set to close soon. expecting the ROI soon, keep it up!

Having a good team is important -- especially with lenders, title company and contractors. 

If I'm the seller in an out of state transaction, I'll just have the title company or an attorney close the transaction.

The lease will supersede any transfer of title, so, it is not necessary.
