When setting up a PPC ad I will bet that 95% of the people doing it in-house do a horrible job.

Even if its a horrible investment, youll understand the numbers much better by actually doing analysis.

They work for a company who pays the rent because they are TDY, their credit is horrible, they are afraid of all the paperwork and big banks and would rather deal with a one page lease agreement and someone they "know", they plan on having kids and want to wait to find the "perfect" home, their parents always rented instead of bought, they manufacture or sell drugs and they move a lot, and/or they are just stupid.

The city is horribly mismanaged and the constituents keep electing morons to run it and make bad decisions.

Some of these properties are unusually shaped, heavily over grown, but not necessarily in horrible locations (on a busy road, in a dangerous neighborhood).

@Nicole Jacobson personally I think leveraging real estate to buy stocks is a horrible idea since you said by your own admission that you know nothing about stocks. 

About a year ago I purchased a seven unit property in a good neighborhood, however the property was in horrible condition.

It's all horrible.

Unless you listen and say, "OMG, these guys are horrible.
