This was caused by deferred maintenance and the tenants' diet.  

I don’t look to pass judgment on anyone and my heart is set on helping people learn this industry, however I do my part steering some folks away from the industry.

Some advice I've taken to heart is live where you want to live and invest where it makes sense.

I joined a brokerage company and now here I am, with an endless list of tasks and trainings that I need to complete to satisfy my brokerage, whilst deep in my heart I really have no interest in being a real estate agent. 

Like alot of things in life it easy to make excuses why you shouldn't do something or should wait to start something until later (investing, dieting, exercising).
