You can only prorate the primary residence exclusion in cases where health or a job transfer have forced you to move.

Full new paint, new flooring (vinyl plank vs carpet), new cabinets, countertops, fixtures, sinks, tubs, lighting, basic rental grade appliances, etc.

I manage all vendor payments via credit card with dedicated credit cards via Baselane for recurring vendors like landscapers, cleaners and hot tub maintenance.

Tiling bathroom floors instead of laminate, nicer carpet, back splash in the kitchen, tiling around the tub instead of surround...

There is a hospital (First Health Moore Regional) near my location; I would think traveling nurses would want somewhere safe, quiet, and not too far away (easy drive) from the hospital they're working at.  

Open to ideas to differentiate with significant CAPEX and operating expense add like hot tub.
