Fortunately we had installed HVAC a few years earlier and had just left the radiators because 1) it worked and 2) removing them would have left holes in the original hard wood floors.

One main issue being the frig water line leaking and no one saying anything till I happened to go in the basement and see the waterfall coming from the first level - ruined my new hardwood floors :-(  Wondering if peoples fears and issues change much from different cities like New York, Dallas, Los Angeles, Orlando, Seattle, Kanas City, Etc.

If anything, it means a standard 2-3% rent increase at the minimum.As for the pet, that's up to you, for the litany of reasons mentioned before (hardwood that can be damaged, complaining neighbors etc.) but if you do so it will definitely require additional security deposit.
