Clean money right? 

Most of my renters choose #1 because it provides a clean break.I document everything and I don't accept the early termination notice or start the clock until they pay the termination fee.

However, they’re requesting a mid-stay cleaning without any additional cleaning fees.

If you spend it now, you lose your leverage for the rest of the lease, and you'll have nothing to handle unpaid rent, cleaning, or repairs after termination.You are starting down a dangerous path.

They can't live clean, so get rid of them.

Most experienced people are limited by deal flow, so you offering to bring them deals could be a huge value add to them.And while you are working to meet investors and source deals, I would be doing everything to clean up your credit.  

My point is cash has no exclusivity on being legally clean and far from it.

Besides your rent, your cleaning fee should be the largest expenses for your normal operation.

For example, I have a property that was announced as a grant funding development for 2025, along with the need to buy neighboring lots to clean up the land.
