However, the condition of the property was much worse than anticipated, which prevented me from further negotiations.I have a rough estimate of the necessary repairs, but the challenge is that an investor might see this as either a full gut renovation or a moderately heavy project.

It required a full gut remodel, layout changes, and probably a second story addition.

Hello,I’m interested in flipping single family homes that will need extensive remodeling and may have been gutted.

I've raised and torn down single family homes, gutted condos, and five and six story buildings.I can tell you that owning the land and the building allows you to have options.

The bathroom is not properly ventilated / does not have an exhaust fan. we ran into this issue and gutted the bathroom after the owner prior let this continue for years.

I can muster my own capital + leverage but it would not be quite enough I think (and my wife might kill me).My instinct is to raise capital hell-or-high-water and refi later upon completion with a DSCR. 

One I know is days on the market but I would like to know a strategy more in terms of the work needing to be done on the property.What is the typical rehab budget for a full gut versus a fixer-upper that needs some updating such as for the kitchen, bathroom, new carpet, roof, and/or driveway for example?
