I see that real estate agents and brokers are too negative on sub to deals……investors looking for low interest rates and or low down payments are too positive on the same.As I stated the reality is somewhere in between, depending on individual circumstances.

They don't rely on ONE supplier, ONE broker, ONE anything.

Being a transactional RE broker in my first 15 to 20 years nights and weekends were a must to be a top earner.

In our case we tripled our deal flow when we started a program of direct email to mortgage brokers, real estate brokers, and real estate investors who could bring us either mortgage notes for sale or new loan opportunities for loans not qualifying for commercial financing.  

While I’m not in Little Rock, I’ve found that networking with local brokers and property managers can be key to uncovering neighborhood-specific insights.

I find 95% of deals that go through wholesalers  the seller pays MORE commission and NETS less money by far than listing with a good broker and selling on MLS   .. 

So from the outset, they'd start working with a mortgage broker who can prepare them for a refinance within a few years.
