To be honest, I have been really happy with the person who has been helping me, but there's an issue with capacity because she is a full-time employee somewhere else and I believe a single mom. 

He was working full time too, but the excitement (and nerves) of closing on that property had him checking calulations day and night.

I lived well below my means, worked a full time job for years while doing this on the side, persisted when others did not... and now I am enjoying the fruits of my labor.  

I have worked with some investor that can take down a small full development with that type of down payment.
