Again, if you go into the meeting hoping to "get something", it will almost never come to fruition.  

He walked me through the property and showed me precisely what he would do and explained how his estimate came to fruition.

I live in one of the most expensive areas in the country so I want to make sure I have all my ducks in a row before I get out there and try wholesaling in case Murphy's Law comes to fruition.
