California owners, should we increase our coverage, which should result in higher premiums?  

My dream is to achieve financial freedom through multifamily rental properties and live life on my own terms.Recently, I have been reading one book after another, trying to absorb as much information as possible, and am extremely thankful to finally find this amazing community.

My rental condo in Asheville, NC was spared damage from the flood, but when the city finally turned the water back on a few days ago, they somehow overpressurized and blew out a fitting inside a wall. 

The result?

As a result, I would spend more time trying to understand who they are partnering with than anything else.  

Finally the pro formas that they provide are absurdly basic and neglect at least 25% expenses, so are essentially useless. 

-The right “who” will be lucky if they finally figure out the right “how” before parting ways in frustration.

@Philip Beckwith,  Since this last post is only 5 months old and you are in Grand Rapids like me, have you had any follow up/results / success since this last post reply? 

Before finalizing anything, I wanted to get a better understanding of how to evaluate different real estate opportunities and what challenges might be posed. 

However, some amenities consistently deliver high value because they attract more bookings, increase nightly rates, or result in better guest reviews.
