I've seen estimates of $200 to $400 per square foot for SoCal with $700 sq ft for something higher end and building up a hill and but possibly higher for San Francisco Bay Area (lhigher labor costs, etc.).

Hey Lucas, if you already have built connections and a solid foundation of knowledge in Akron, I would keep building the portfolio there! 

@Jason Weidmannit's only solid if:1) you pick a market that you can go to in person and build a team first, and 2) you recognize that RE is a long-term investment, and you may have to wait 5-10 years, or longer, before seeing ANY return. 

I had been discussing this property with the owner for a while and saw its potential—distressed but with strong fundamentals and built-in equity.The deal was a great opportunity to apply creative financing, secure a property with minimal upfront capital, and build long-term cash flow.

HighLevel - plenty of build outs for LOs or brokers.

I'm not an expert in these markets nor turn key but ohio is a great state to invest. our strategy has always been buying below market or building below market 

I have been told by a contractor that the foundation of the building is intact, so it does not need to be torn down but requires a "gut renovation down to the studs."

IF you are going to down that path, focus on building relationships with key investors in town and top performing CRE agents.
