A lot of my clients want to get into real estate, but I’m not an expert on the investment side, so I’m looking for some advice.When it comes to using funding like this, what strategies do you think work best?

It's been extremely underwhelming, not that costly but it's pretty bad. 

Trying to make it where there is a lot of data, easy to use, and have a lot of articles written by local experts.

DOM nationwide isn't really terribly useful; in extreme situations we will already know the national economic situation.

I'm not sure why not - one of the great parts about real estate investing is that you can build a team around you for aspects you aren't as strong at or simply want to delegate to someone/expert and do the others yourself - look up "Core 4" for example - where you can have an agent, lender, manager, contractor all at once for your investments and can theoretically just let them do all the interactive work

I am no expert and just do what I am told.

Santarelli as an absolute industry expert (podcast, websites, press, social media advertisement) cause investors to have a false sense of security.

yeah the tenant pushing back is my concern. it just so happened that this happened with the tenant that seems to not like paying. and the heating is electric and this winter has been extremely cold which caused the electric bill to jump up to $800!

hi all i am a new landlord and got my first rental property. tenants moved in in September and October. the first month was fine but when December hit it got extremely cold and the heating is electric. due to poor insulation in the home that we did not know about the heat has to be turned very high up to keep the home warm, however since everything is electric it is causing the electric bill to be $800. the utilities are the tenants responsibility. however because of this one of the tenants has been extremely non compliant with paying rent.
