I'd suggest just creating one on your own - with excel when you create the template it's both the way you want it, and then also you fully understand it.  

I have a client that lives in Hawaii but owns a property in DC area.

Both properties are in A areas with great tenants. 

Especially since you are looking at properties that are already high value.

I inherited students when acquiring the property.  

Managing Class C & D properties is NOT for every PMC!
