I want to start investing in real estate in America in the near future, since I am not in America, I live in Europe, more precisely in Serbia, any advice and contact will mean a lot to me.

We have a house in an opportunity zone in Texas that we bought in 2015, lived in for 3 years, and then made a rental in 2018.   

I've lived in Fishers/Carmel my entire life and know the market well. 

I do pretty decent for my age, and I live at home still, so I've been saving up a lot of money.

What zoning code could I request a zoning variance or rezoning that would allow us to have the 2 livable units on parcel, one primary residence and one additional living unit (known currently as ADU)?

In my experience you tend to get more people living there than the people who apply. 

I live in San Diego, CA and purchased 3 single family homes over the last year, 1 in TX and 2 in OH.

On the rental agreement it should clearly state that only those listed on the lease are allowed to live in the property. 

Not here to pitch—just trying to refine the concept with insights from the people who live and breathe CRE development.

But I can't see why Cleveland would increase in value based on negative population growth and, generally, being a bad place to live.
