Something to consider is to convert the pre-tax funds/assets to Roth so you have tax free atm withdrawals at retirement.

It should be as easy as converting one conventional loan that cashflows well to a Debt Service Coverage Ratio loan or DSCR.

Eventually, you’ll look back and appreciate that you took the leap, even if it felt a bit off-kilter at first, kind of like trying to balance on a beam after a strong cup of coffee.

When converting common living areas into additional bedrooms, many DSCR lenders might view the property as non-conforming, which could pose challenges.

I may eventually just stay in one, and buy others just to rent out without me moving every year or so.

These big-ticket items will still need replacement eventually, and having a reserve fund helps avoid financial surprises.
