After meeting with a number (like 8) different contractors the quotes i got back made the deal, not a deal (i think).

I find each jurisdiction is different..

As for being worse for small landlords that's a different story and going to be a slippery slope. 

The 2008 timeframe was different and in situations a lot harder than now, but this market will shape a lot of investors that found their new market, product to focus on, and/or to dive in deeper when times get tough.
