If you don't want to deal with the first tenant, you can do a really large deposit and try to get it delivered vacant, but it is a big risk for the current owner in case you back out of the deal.

Hi @Guy Idan, like others in this tread said, is important that you "vet" the Syndicator (aka sponsor) - every component of the syndication is important (the property location and the local economic drivers, property class, the loan type, property management company, the sponsor, etc.) but I would say this is more as a bet on the jockey than on the horse.

Every time I enter into an agreement to purchase I have the following: Exclusive irrevocable possession and occupancy shall be delivered to Buyer, Buyer’s Assignees, or Buyer’s Agents at 5:00 PM on  the date this agreement is signed by Seller,  on the date of Close of Escrow,  on ________________, 20______ or  no later than ___________ days after Close of Escrow.I have collected my fair share of cash for keys in SS where the lender tries playing God.

Ask yourself this, if someone offered to handle all of the property maintenance, watch the property, place the tenant, handle rent collections, deliver rent to your bank account every month, and deal with any inspections and nuisance issues and they were asking for like $30 to $40 per week would you pay that?
