I get it, I see a lot of individuals such as yourself who (1) Really don't know how to structure Facebook ads and (2) DO SEO, so obviously their thoughts are bias.I ask you to do some research... real research and look at the statistics when it comes to social media and SEO marketing.You see, Facebook is disruptive marketing which means I can target people based on action which means they are QUALITY when they become a lead.

Ask their references lots of questions-if they are happy with their property manager, the references will be glad to sing their praises.2) Ask pointed questions-how do you handle a difficult tenant in [insert specific situations that maybe you have concerns with-like non-payment of rent, disruption of peace, etc.).3) See what sort of property management software they use.4) Look at their management contract right away, give yourself time to comb through it-even bring it to your attorney, if that makes you more comfortable.5) Ask what type of properties they manage.

@Paula Samuel ,I think there will continue to be disruptions in the short term furnished rental market, both through technology, legal changes, etc., and I don't think that's stopping any time soon.

When you're dealing with a 10 unit building, the owner can't have their tenants lives continuously disrupted, etc., therefore; it's understandable in such a case.
