This past week, I modified a 2nd that I had in foreclosure that had no equity + was a BK7 discharged.

For a host of reasons, chief among them that it can't be discharged in BK, student debt won't be the primary root cause of a short term economic downturn. 

I loved having one for storage purposes and the laundry chute to just toss the dirties into (although bringing laundry back up two flights to the second floor bedrooms wasn’t fun.

Does anyone have experience getting these tax liens waived/discharged?

Normally they want it to at least be discharged. 

Are your partners on board with you discharging your interest?

When you refinance and pay off the private lender, the private lender will issue a Mortgage Satisfaction Piece or Mortgage Discharge and get that recorded.

I have done a lot of the improvements to this house and property myself.To raise some cash in this scenario, I've been told that I have to wait until I have two years of on-time payments before I can qualify for a refi with cash out to get the bankruptcy discharged earlier.

It's a forest vs trees thing but when close, a detail that could have been better managedWe figured out with our basement layout, that we have a trash chute built right into one of our kitchen cabinets. 

Further investigation reveals the owner and his wife had a joint Ch 7 bankruptcy that was discharged 11/08.
