If you were my younger brother, I would say get married, move to a more affordable market, learn that market, and by then we should be deep into a depression, so deals will be more available.

That changed after I had a tenant, after the tragic death of his live in girlfriend, suffered a bout of depression so severe that when I visited him, not only was the lawn not mowed for over six months, but looks like he didn't have a haircut, shave, or bath for that long.

During the visit, he recommended I start using a CPAP, take anti-depressants, and have a full-body cancer screening even though there's no history of cancer in my family.I don't work with anyone that tries to up-sell me. $9,000 is ridiculous.
