Guess doubles are good tooBut heres the issue, every time I find a new property, get it, start demo, do the numbers, I tend to say "this will be my highest margins yet" ....... then the closing costs come and Im furious.

Demoing the mold isn't tough, but putting in a French drain or perimeter drain and sump pump system can be costly.

This really doesn't seem that crazy...There is quite a bit of work here:Existing slate roof demolition - this is going to be very labor intensive to remove & hauloff (~$1 to $3k just in demo)Installing the new architectural roof is probably around $8 to 10K ($300 to $350/sq)The Flat Roof is probably another $2 to $4kPlus stucco on the chimney?
