There's no shame in defeat...only in giving up.

The down payment, to my understanding, kind of defeats the whole purpose of using hard money to begin with.

So I would then have to manipulate things on a spreadsheet to then keep mint accurate which defeats the purpose and I stopped using mint and just went back to excel.  

How much does using absentee lists defeat the purpose of 'driving for dollars'? 

Today I'm a little defeated by yet another person that hasn't paid there payment in 4 yrs and last night they say Foreclosure may be what they DESERVE.Last night was just another night in my investment carrier.  

Long story short, not for me as it will defeat my purpose.

What I caught recently was being positive toward the negative, usually self defeating, thoughts that creep in by appreciating them as warnings then recognizing I have dealt with, or can deal with, the issue successfully. 

I do not offer the contract "for sale", nor do I complete a double closing - that would defeat the "do not sale within xxx days/months/years" clause of the REO addendum.

I know this is a terrible idea 1- for liability purposes 2- it kind of defeats the purpose of getting out bc while it frees up cash, it prevents me from being able to take out additional loans in my name - but maybe there is an option that I havent thought of?  

The only way to roll the rehab costs into the purchase price is for the seller to pay for the rehab, which defeats your purpose.
