You’ve got the right idea!

The appraisal was the longest hold up but the junior loan officer we were assigned seems to have zero idea what he is doing and zero sense of urgency...

., and I still love Cook County because I have a solid team and underwrite deals properly.I think @Paul De Luca nailed it on the head, though - it seems like you are quite risk-adverse, so maybe given your risk tolerance, it's not the best idea, but if it were me, I would not think twice about it, and find a rock start property manager who knows exactly how to vet tenants.

But I certainly am tossing the idea around.

They still have to pay the ServiceTech to drive there and back and go get any needed materials.LABOR COSTSNow that you have a decent idea of the time required, you need to try figure out what a ServiceTech should cost per hour.

Since we're speaking CA, what do you guys think of the idea of purchasing a home in the 600s and then adding a detached ADU to rent both units out and refinancing?

I also really like the idea of building a brand that you could sell.

These are just ideas I have been asking myself.I think if I could just pinpoint a direction I am confident in, it would make things so much easier to focus and really strive toward.
