This route requires more attention as you will need to ensure that you are finding good deals wether they are on the market or off market.

The royalties are graduated, and the more deals you do, the more royalties fall.

My guess is that it could be structed as one person handles everything locally 'boots-on-the-ground', and the other acts as the investor.Has anyone see or done deals like these?

Im currently conducting my due diligence for this lender to see if I want to use them for my next deal. 

What made you interested in investing in this type of deal?

Lots of leg work, calls and emails, but if you can find a few deals that could get you started with enough capital to get into your first deal on your own.

Found an awesome deal on Craigslist and it allowed me to get my foot in the door with an investor (owner of the property I arbitraged.)

Seller wants $160,000 cash out which leaves $50,000 in equity for the buyer.I had a taker from CA but he couldn't come up with the cash.I was not aware of anyone that understands that kind of deal.  

Negotiated a good deal.
