Maverick simply gets a referral commission and has no long-term ties with you or the local provider. 

I fund a lot of folks that do this. its just wholesaling dirt .. nothing sinister .. some try to actually buy it others try to tie it up and assign contracts.

Penny Penny, PLEASE take a moment to go to the Syndication FORUM here on Bigger Pockets and read the innumerable stories of investors who have had their distributions stop shortly after investing, lost principal, or now have their capital tied up for TWICE as long coupled with no distributions. 

Self-funding gives you full control, no debt, and better cash flow, but it ties up a lot of your cash.

Right now commercial rates are more like 6% with a point. the only loans from banks I see tied to prime are vertical construction loans or horizontal construction loans.I had the same issue with I had maxed out my rental loans with lenders like Country wide and Wells fargo that reported to fico..

@Jason Stofer if you don't have a support structure to tap into... the unhappy answer is that there is no short cut. 

By the sounds of it you are going to have your work cut out for you. 

"Not satisfied," isn't going to cut it.

It's never worth it to cut corners on permitting because it will cost you far more in the long run.
