I've received numerous different feedback but would like a direct answer to make sure I understand how the process goes in transferring a RE license and Broker license to another state. 

I prefer tenants pay using electronic ACH transfers through apartments.com and in those cases payment is considered made when they initiate the transfer even though I don't receive the money for days afterwards.

If you have a loan, you may wish to look into due-on-transfer clauses.

The property has very good reviews - all 5s but if I take over to self list, I am not sure if I can transfer of keep any of that data.

I ran the numbers with 11% interest, 1.5 points, transfer tax and 6% agent fees( my landlord would represent from our side) for 345k and 5k for unforeseens.
