According to other posts, states like Ohio are starting to crack down on this practice because they view it as a work around for licensure.Wholesaling is a mainstay topic of the REIA's and people are doing it all the time in Utah without consequence.I feel that wholesaling is one complaint away from being banned in most states, but that hasn't happened yet.

Because Vancouver passed strict laws to crack down on speculation, now the all the money goes to Seattle, and drives the market up very rapidly.

And of course Oregon is starting to crack down on illegal brokerage as well... with fines and cease and desist letters going out. but it wont stop all the new folks coming in.. that do not realize its not legal the way guru's teach it..

I believe the crack down is coming against wholesalers that attempt to tie a property up with a contract but lack the ability or intent to actually close themselves if an assignment isn't possible.

With the crackdown on "illegal wholesaling" happening across the country, I would think that there will be a resurgence in needing Verifiable Proof of Funds as well as Transactional Funding - aka Cash for a Day (to double close a deal).Some of the POF I see from buyers are junk and just prequalification letters from hard money lenders or banks.
