. $8k won't get you anything in a class B or A market with 20% down or even 10% down. keep going though!

Like selling say sec8 properties to get into class A/B, because the $ is there and want easier operations, less headaches, etc.. 

you are right on both counts - it is saturated and there is tremendous demand within all asset classes / niches, AND real estate is constantly changing hands and there are still deals out there. 

before I had a PM I have one account and use quickbooks and just classify each tenants deposit as a class.
