Hello, I am currently contingent on a Contract for Deed duplex and am getting pulled both ways on whether going Contract for Deed is a good idea or not. 

Still not doing sewer inspections on my personal deals, because that's the norm in my market and I usually make low cash offers without contingencies.

@Spencer TillmanI agree price is way too high.1858 Rutherford is 2x size and pending for $422k and pictures show better1935 alfresco much larger and contingent $469k2126 speed is smaller but $130k lowerI know nothing of this area but my guess would be this ends up selling for around $350-$375k.

We write all our offers, cash, no inspections and no contingencies on all bsnk owned properties, unless the properties have Wells and Septics we put contingencies in for those. 

"Project Costs" are comprehensive and include arch/permits/site prep/contingency/financing etc.

We're past all contingencies and a day before closing and all of a sudden things are getting fishy.

You could roll the dice and attempt a sale, just be careful if you let an inspection contingency offer be accepted, you open yourself up to having to go back on market in the event the buyer backs out or the renegotiation goes poorly.
