Usually disregarded entities (if single owner) or partnerships (if multiple owner) make the most sense from a tax perspective.I see no reason to transfer rental real estate to an S Corp before sale if you're contemplating selling it. 

I've been contemplating on refinishing the hardwood floors all together (sanding & sealing), but may just resort to a vigorous cleaning and resealing - we'll see how that works out once we take control of the property.Cheers and all the best,

If you're still contemplating Turnkey route, I'm personally investing in Columbus, OH and can refer you to a good TK operator out there that I use.  

However, if what your contemplating is selling the property that you refinanced and using that sale as a 1031 to purchase your new property then I'd say probably yes.
