But if either 1) the line is very shallow, only a few feet deep and thus not a lot of digging is required, 2) the line is very long, like over 100 feet, and so it actually is substantially more expensive to replace the whole thing or 3) if the break is under dirt but the line goes under the driveway or a large amount of concrete.

So, you should be looking to understand the labor and material costs.Material is usually easier:Anyone you hire will need: drywall patching materials, sanding blocks & paper, primer, paint and the corresponding paint rollers and brushes.Labor may depend on level of skill:How long will it take to prep, patch, sand, prime and paint?

Very well said, Dan.Of course just like any industry there are less competent operators and even downright fraud actors, but the vast majority of experienced operators (especially the ones that have been around the block a few times and survived adverse market cycles) are working with the investor's best interests in mind and strive to produce the best result possible under whatever circumstances they are dealt, even when the going gets tough.

If the seller is still on the property after you close (you negotiated delayed possession), I wouldn't be opposed to doing exterior work (roof, landscaping, concrete, etc.), but I wouldn't do any interior work.

If the tenant identifies an area of moisture that may be causing growth we immediately address the source of the moisture, replace and damage building material (usually dry wall) and or use mold cleaning solutions/mold blocking primers as required. good luck
