I'm pretty excited to get this off my back.Before anyone comes at me with how this is not a wise decision given the time value of money and potential compound growth, just know I am completely aware that I could have invested this money at a higher interest rate and "put it to work" rather than paying down my 4.5% loans, but it was more of a freedom from this non asset-based debt that I was wanting to  get rid of.

I have done it once and I won... but I also put up 40k and release it too the seller and they would not come to closing  and did not have the money to pay me back.. so I had no choice in the matter.another 2 years and 15k in legal fees and the only reason the legal fee's were that low the seller would never show to court or answer anything .. if the seller bows their back it can get real expensive.

Even if market values only increase with the value of inflation (2% compounding), a $185k property should net a $40k gain.I suspect that 25% vacancy is right about break-even for them, assuming the same 8% CapEx and 12% Maintenance and Management costs I used in the other models.
