You can do residential, but its a ton of work and no matter what, there is tons of competition.

Either you or someone you pay has to build them, no one is going to send you their workflows/automations/marketing campaigns that work for them because that's their competitive advantage.

If you're trying to invest in SF or prime Bay Area now, you have to look for value added plays (which is what many investors are after, hence mucho competition.)
