I also DON'T recommend doing a BRRRR from a long distance unless you have experience with renovations.

@Johanna Valencia If you're looking to scale the portfolio, I'd suggest getting into another multi, somewhere within a manageable distance as to make it easy for you to manage, but also find something in which you will be able to fit your family.

We plan on being  long distance owners/mgrs and can't imagine findng & hiring someone to rent a truck, drive around and grab furniture on a onesy/twosy basis, particularly within a reasonable timeframe to not delay launch. 

Moreover, contamination from gas stations can migrate considerable distances and an owner could be responsible for remediating the plume even if was not the party responsible for the original spill.

Easily done from a distance.

High demand in those locations pushes rents and prices consistently higher year over year, access to commuting and metro reduces vacancy, much more demand for room rentals south of 200. 

However, every 6-12 months, you'll want to inspect the unit yourself since you're within driving distance. 

Just write the check.Especially at long distance I would walk away from anything remotely questionable on the foundation front' without making an offer.
