MGL c.186 § 15B(1)(b) states that “at or prior to the commencement of any tenancy, no lessor may require a tenant or prospective tenant to pay any amount in excess of the following: (i) rent for the first full month of occupancy; and, (ii) rent for the last full month of occupancy calculated at the same rate as the first month; and, (iii) a security deposit equal to the first month’s rent provided that such security deposit is deposited as required by subsection (3) and that the tenant is given the statement of condition as required by subsection (2); and, (iv) the purchase and installation cost for a key and lock."

It's the only way you can "train your tenant to be timely".After the grace period, I immediately serve the tenant with a 3 day notice to pay or quit if I don't collect after the 3 days, I immediately commence the eviction service.

My attorney's review of the additional clauses:I hereby agree that the Lease be subordinated to any Mortgage from Landlord in favor of LENDER and all additional and or future advances, thereunder, and to any and all extensions, renewals and modifications thereof, and said LENDER shall be and is hereby agreed to be made prior, paramount and superior to any of my right, title, or interest as tenant under the Lease and I hereby agree to subordinate any and all of my rights under the Lease to LENDER.Means that if I as the landlord fail to make payments, the bank could foreclose and after getting ownership, could terminate the leases even if the tenants are current on rent, because the interests of the bank trumps the interests of the tenants if they sign it.Further, in residential tenancy, the leases are month to month or yearly, so even if they are yearly, and say 1 month into the lease the bank commences on a foreclosure, by the time the bank takes ownership, the lease would have been over already.
