You might want to consider writing up a first chapter and shopping it around to see if you can find some interest from publishers.

Sub 100k properties are a different chapter all together; my theory is that a property value (which is comprised from land and improvements) for a total of 100k implies negative land value, because a 1000 sf structure has some intrinsic value that can not go below 100k as long as it is functional.

I am currently reading Brandon Turner's "The Book On Rental Property Investing" and have just recently dove into the chapters about finding "fixer uppers" in order to purchase a better deal and in my case, Househack/Buy & Hold/BRRRR.
