I can't believe the change.

Away from the coast, no hurricanes, fires, floods - we don't even have snowstorms anymore.People can deny climate change all they want or blame it on sun cycles, and frankly, it does not even matter, the reality is that insurance cost will force the issue.You can try to rebuild and you can put houses on stilts in flood areas, or fortify them against high winds and fires, but that makes it expensive.

Just about everywhere in the US uses some version of IRC for its base code and then makes some changes to that as they feel necessary for their locality.

I also have few loans with flagstar and would like to explore changing from personal name to LLC.

Properties are not like stocks where After IPO the market cap is so large that that most of the life changing appreciation is gone. 

Everything went really well except for the fact that they sold the loan to a hedge fund before closing and the hedge fund's fees were added to the loanguys fees and it all added up quite a bit so I changed my mind at the closing table and used a private lender that is friends with the closing attorney. 

However, her life changed and she only stayed for the first year.

Sharing proceeds can be documented through a contract or settlement agreement without title changes.
