@Travis Dumont   Put in future leases that floors must be 50% covered by carpet (even if you buy them now it sends the message they have to stay down).

If it's someplace like the laundry room in a single-story house on a slab, the pan may not be required by code, but the pan directing a leak to a floor drain might save the nearby carpet/flooring some day.  

Creaky wood floors make more noise than carpeted floors.

LVP flooring, 20 mil layer in 1145 sq ft house and remove existing carpet came out to $5,600 ish.

A house that needs 2000sf of tile ripped out and replaced isn’t worth as much as house with bad carpet which isn’t worth as much as one with good tile. 

I've been in a few that required professional carpet cleaning upon move out - either show proof of the cleaning with receipt or they would charge you the fee for them to hire it out.

Find a property with updated kitchen, bathroom, updated fixtures, no carpet and brand new appliances.

For my units, the main issue is whether I need to re-paint and/or replace the carpet. 

That would include all personal property like appliances, curtains, cabinets, carpeting, etc.  

We did some rehab.... new paint throughout, new carpets in upstairs, and a brand new bathroom in one unit.
