Sometimes it's ambiguous, but even then, why should I bother with the company that has numerous unresolved lawsuits, versus another company that is virtually the same but has none.

It gets very old, mostly comical.Pictures are there, descriptions on everything, do you people bother to read it before your annoying calls, no, you don't..Do you actually think for one moment that if you are viewing a 300,000. dollar home and you have the audacity to offer 175,000.you will be taken seriously?

As for the LLC, I wouldn't bother, you can do that if you want to for "protection" but you only have one door so its not a huge deal.

While there is no harm in getting a contract notarized, I have never bothered with hundreds of contracts under my belt.

It just seems a bit heavy-handed to me and if anyone is that much of a problem, they're probably not going to be the type to bother reading that far into the listing, or to be scared off by it.

I wouldn't even bother asking for comps or how much they think the repairs are, it doesn't matter what a wholesaler comes up with, a real buyer will know how to assess on their own how much the repairs will be and thus how much they can pay for the house depending on their business plan (either to fix up and rent out, or fix up and flip/sell).

If the house was occupied, I would definitely be concerned about bothering tenants but if it's vacant that's a non factor.I understand both sides, but you should be able to go see it again as part of your due diligence
