In 2017, the costs to improve inventory will be added to the cost of the property and expensed as COGS when sold.Only items that will be expenses in 2017 will be things that don't improve the inventory (like a home office deduction, travel expenses, etc.).Keep in mind that there may be other facts I'm missing so be sure to talk with your accountant/advisor who has a full picture of your situation.

That is called OSB ( oriented strand board) and is mostly used for sheathing on the outside of the house under the siding. the problem with putting Spackle over it to try and hide it is that the moisture from the Spackle may get into the board and start to de-laminate it. if it is only 3'-4' high, you can dress it up with some sheets of 1/4" bead board, if it's the total wall you can cover it with 1/4" drywall. look at it this way, there is no way a tenant will put a hole through those walls after you cover it, i would consider having that a plus.

First off, it will not be added back like depreciation.Contributing to a SEP IRA can hurt your ability to qualify but it depends on if you report your business income on a Schedule C vs. a corp.

Start at the tub and work towards the door....that way you aren't trying to work with a thin piece near the tubBefore I snap in the piece, I would probably put a big bead of silicone down on the joint between the tub and floor and then put the plank down so the silicone gets a good seal to the plank..... then later put another bead on "top" of the plank to tub joint
