You can snow ski at Mt Humphreys near Flagstaff one day, and tube the salt river near Phoenix the next - Either very hot, or very cold - not a lot of in between unless you want to live more rural.  

I’m looking to buy a property in a ski town and it is considered a CondoTel and thus does not qualify for traditional financing.

A pre-existing LLC cannot, but if you want an LLC for asset protection reasons your Solo 401k can own a newly formed LLC and that LLC can own the duplex.
