I just trying to estimate how long it will take the the heaving to settle once I repair the leaks so I can start rehabing the house.   

Make sure you have a lot of ducks and all fo them in a row. 5 year estimates on revenue and expenses, full business plan, licenses etc etc all in place before you go in.

I bought the property at $365k, and its new *estimated* value after renovations is 390k-400k.

Is there a place where I can type in the address of the properties I am considering, and it will spit out an estimated monthly rent? 

So what I'm asking is if there's a better way to estimate CapEx on a property during preliminary analysis, i.e., without having to go to the state where it's located and asking around, i say this because there has to be a good way to estimate these things before going deep into the dealAny insights on this guys?

I work as a financial analyst and it's good to do big picture sanity checks like this when analyzing different scenarios. 

I estimate my rehab costs based on work that I'm always doing in my portfolio or the past flips.

Good question that literally hundreds of market analyst have weighed in on.
