Definitely look into relevant amenities that you can provide to make the stay memorable for your guests. 

Focus on the lifestyle and property amenities.

The property has great amenities including central heat and air, pet friendly, washer/dryer, great backyard + patio, an upgraded kitchen and bathroom, and upscale furnishings. 

Same size apartments, similar amenities, and similar type of complex if you can find them. 

If they're amenable to paying rent, having the offer coming from a lawyer might seem more legitimate and set the right tone for the relationship.  

What you're looking for is perfect for a homeowner or someone that wants to live there, but all those extra amenities (doorman, etc) are too costly for you to make any profit. 

Every nightly rental review that has one, is only positive and they usually have 100s of reviews(at least the only ones I can find).I wanted to stand out in my market, while checking the box of "hot tub" since it's a standard amenity now.
