We put in a straightforward offer, if it is accepted then our agent said we can always amend to include the commission if the seller is amenable.

A little more cost then just an assignment but it accomplishes the same thing.You could also amend your contract with the bank to add add your buyer to the contract.

The later you file, the more of those random slots are filled.Now, if you do something stupid like omit income for which you received a 1099 or W-2 you will first get a notice that they amended your return for you and telling you how much you owe.

That's not good business for the agent.If you get the chance, you might want to read a bit about what the National Association of Realtors is doing to help ease tax burdens for home owners, to assist home owners obtaining affordable home insurance, levying with politicians to bring tax reform and property amendments to many areas of the country.I hope this helps you.

A buyer will not (I repeat) have any idea where to go for a contract or how to get a copy of one to even amend...so help them get to the information as much as possible.
