i don't do Section 8 -- we only do month to month rentals -- but I have read on many LL boards that the Section 8 experience comes down to the public housing authority managing your local Section 8 program.  

As an advisor, I am just giving you my opinion.

A lot of people want to buy out of state to chase cash flows and get really excited when they see the returns, but they fail to really get to know an area.Classifications of A,B,C or D are really opinion based, but if you speak to professionals who really know what they are doing, they will generally agree across the board on what area falls into what class. 

Just keep communication tight with your loan officer, attorney, and board to ensure everything aligns with your closing schedule.

Still, there has to be a shared motivation to grow financially and a shared understanding of the risks involved with the particular investments you are looking at.This should be obvious, but I know from talking to investors for over 30 years that it's not.It's very difficult to be a successful real estate investor if your spouse or partner is not on board.

Other than that, I am all on board.  

@Annette Eck I’d send a complaint to the real estate board and the agent’s broker, especially if you have video proof that the agent is giving lockbox code to applicants, not present with them.

Contact the state licensing board and ask if they have a recommendation.2.

So now we know things at local level are set to get things done vs a private entity who has to try and get local gov on board.
